    What is VPP Housing and why is it important in Castellón?

    In the search for affordable housing solutions, public protection housing (VPP) emerges as a viable alternative for many families.

    But what does living in a VPP really mean, and how does it differ from official protection housing (VPO)?

    Although both share the same purpose — facilitating access to decent housing for those who need it most — the current regulations in the Valencian Community have officially replaced the term VPO with VPP.

    Therefore, if you hear or read both terms, you should know that today we properly refer to Public Protection Housing (VPP), as regulated by the new Decree 180/2024 of the Consell.

    In this article, we explain everything clearly, with a focus on Castellón, and with useful information if you are considering applying for one of these homes.

    And what about VPO housing?

    Although many people still call them that, the truth is that official protection housing (VPO) no longer exists as such in the Valencian Community.

    Today they are officially called Public Protection Housing (VPP), and they are regulated by the new Decree 180/2024 of the Consell, which unifies the entire legal framework and sets clear conditions for access, pricing, and use.

    Who can access VPP housing in Castellón?

    Economic, legal, and personal requirements

    To access VPP housing in Castellón, you must meet certain criteria that ensure these homes are allocated to those who need them most:

    • Be of legal age or an emancipated minor. This requirement ensures that applicants have the legal capacity to purchase or rent a property.
    • Be a Spanish citizen or legally reside in Spain. This includes both Spanish citizens and foreign nationals with legal residence in the country, ensuring compliance with current regulations.
    • Proving that income does not exceed a set limit, which varies according to the number of household members. This criterion ensures that the homes are allocated to those who truly need them, giving priority to families with lower economic capacity.
    • Not being the owner of another property in Spain. This requirement ensures that VPP homes are allocated to those without another housing option, preventing the hoarding of resources by those who already own properties.

    How does the allocation process for VPP apartments work?

    Applicants must register in the register of protected housing applicants.

    The developer of the project is the one who proposes the list of beneficiaries. They must verify that applicants meet the legal requirements (age, income, not owning a property, etc.).

    Once the developer proposes you as a beneficiary and the administration validates it, the process moves on to signing the purchase contract.

    From that moment, you have a period of six months to move in, unless you can justify a reason and are granted an extension.
