This index combines AI and Big Data to forecast the evolution of the property market on a quarterly basis.<\/p>\n<p>Since this year, Fotocasa has been publishing these forecasts regularly, providing a powerful tool for anticipating what lies ahead.<\/p>\n<p>According to Mar\u00eda Matos, Director of Research at Fotocasa:<\/p>\n<p><em>\u201cThe greatest market dynamism will be concentrated in secondary locations, in cities with growth potential that are now benefiting from demand shifting away from the major capitals. People are seeking more affordable options in the face of soaring urban prices. The sharpest rises are concentrated in the northern and north-western inland regions:<\/p>\n<ul>\n<li>Palencia: +4.6%<\/li>\n<li>Oviedo: +4.1%<\/li>\n<li>Segovia: +4.0%<\/li>\n<li>Ourense: +3.2%<\/li>\n<li>\u00c1vila: +1.6%<\/li>\n<li>Zamora: +1.4%<\/li>\n<li>Salamanca: +1.4%<\/li>\n<\/ul>\n<p>There are some outliers: Le\u00f3n, which recorded a fall of 5.5%.<\/p>\n<p>Also standing out:<\/p>\n<ul>\n<li>Burgos: +2.3%<\/li>\n<li>Valladolid: +1.9%<\/li>\n<li>Pontevedra: +2.4%<\/li>\n<li>Logro\u00f1o: +2.6%<\/li>\n<li>Guadalajara: +2.4%<\/li>\n<\/ul>\n<p>In the centre and the eastern region:<\/p>\n<ul>\n<li>Castell\u00f3n: +4.1%<\/li>\n<li>Albacete: +2.5%<\/li>\n<li>Madrid: +1.2%<\/li>\n<li>Valencia: +2.0%<\/li>\n<\/ul>\n<p>In the south-west:<\/p>\n<ul>\n<li>Huelva: +3.5%<\/li>\n<li>C\u00e1ceres: +3.3%<\/li>\n<\/ul>\n<p>More moderate or almost stable changes:<\/p>\n<p>Granada (+1.8\u202f%), Ja\u00e9n (+1.8\u202f%), C\u00f3rdoba (+2.0\u202f%), A Coru\u00f1a (+1.1\u202f%), Santander (+0.9\u202f%), Las Palmas de Gran Canaria (+0.9\u202f%), Barcelona (+0.8\u202f%), M\u00e1laga (+0.8%), Lugo (+0.5%), Ciudad Real (+0.4%), San Sebasti\u00e1n (+0.3%), Palma (+0.3%), Vigo (+0.2%), Zaragoza (+0.1%), Vitoria (+0.1%).[\/et_pb_text][et_pb_text _builder_version=&#8221;4.27.4&#8243; _module_preset=&#8221;default&#8221; text_text_color=&#8221;gcid-heading-color&#8221; text_font_size=&#8221;16px&#8221; global_colors_info=&#8221;{%22gcid-heading-color%22:%91%22text_text_color%22%93}&#8221; theme_builder_area=&#8221;post_content&#8221;]<\/p>\n<h2>Cities where price falls are expected<\/h2>\n<p>The index forecasts a fall in prices in twelve regional capitals by the end of the year.
