    Artificial Intelligence predicts which cities will be the key players in the property market in 2025: Palencia, Castellón de la Plana and Oviedo top the list of cities where house prices are set to rise the most between October and December.

    According to the DataVenues Predictive Purchase Index, developed by Fotocasa, these cities could see increases of 4.6% in Palencia and 4.1% in Castellón and Oviedo. This index combines AI and Big Data to forecast the evolution of the property market on a quarterly basis.

    Since this year, Fotocasa has been publishing these forecasts regularly, providing a powerful tool for anticipating what lies ahead.

    According to María Matos, Director of Research at Fotocasa:

    “The greatest market dynamism will be concentrated in secondary locations, in cities with growth potential that are now benefiting from demand shifting away from the major capitals. People are seeking more affordable options in the face of soaring urban prices. The predicted rises are moderate; they do not signal a new boom, but rather a natural adjustment.”

    Cities set to rise (and by how much)

    The algorithm identifies 33 cities with rising house prices (compared to 32 in previous quarters). The sharpest rises are concentrated in the northern and north-western inland regions:

    • Palencia: +4.6%
    • Oviedo: +4.1%
    • Segovia: +4.0%
    • Ourense: +3.2%
    • Ávila: +1.6%
    • Zamora: +1.4%
    • Salamanca: +1.4%

    There are some outliers: León, which recorded a fall of 5.5%.

    Also standing out:

    • Burgos: +2.3%
    • Valladolid: +1.9%
    • Pontevedra: +2.4%
    • Logroño: +2.6%
    • Guadalajara: +2.4%

    In the centre and the eastern region:

    • Castellón: +4.1%
    • Albacete: +2.5%
    • Madrid: +1.2%
    • Valencia: +2.0%

    In the south-west:

    • Huelva: +3.5%
    • Cáceres: +3.3%

    More moderate or almost stable changes:

    Granada (+1.8 %), Jaén (+1.8 %), Córdoba (+2.0 %), A Coruña (+1.1 %), Santander (+0.9 %), Las Palmas de Gran Canaria (+0.9 %), Barcelona (+0.8 %), Málaga (+0.8%), Lugo (+0.5%), Ciudad Real (+0.4%), San Sebastián (+0.3%), Palma (+0.3%), Vigo (+0.2%), Zaragoza (+0.1%), Vitoria (+0.1%).

    Cities where price falls are expected

    The index forecasts a fall in prices in twelve regional capitals by the end of the year. The worst affected would be:

    • León: –5.5%
    • Murcia: –3.5%
    • Girona: –2.5%
    • Huesca: –1.1%

    Others with smaller declines:

    • Almería: –0.9%
    • Pamplona: –0.6%
    • Badajoz: –0.5%
    • Santa Cruz de Tenerife: –0.4%
    • Cádiz: –0.4%
    • Seville: –0.3%
    • Cuenca: –0.1%
    • Alicante: –0.1%

    There are six cities where prices are expected to remain virtually unchanged: Lleida, Bilbao, Soria, Toledo, Teruel and Tarragona.
